Disclosed project signals: The Ellinikon (Athens Riviera)#
We list only milestones stated by the developers or contractors themselves. Target dates are their stated targets, not our forecasts.
Mandarin Oriental, Athens#
- What was announced. On 23 May 2023, Lamda Development announced that BELT Riviera S.A. had signed a management agreement with Mandarin Oriental Hotel Group. BELT Riviera was set up by TEMES S.A. and HELLINIKON S.M.S.A.
- Planned scope, according to the release: a 5-star hotel with 123 rooms and suites and 17 branded residences on The Ellinikon coastal front.
- Stated target: opening in summer 2027. This comes from the 2023 announcement. Check Lamda's latest financial reports for any update.
Integrated Resort Complex (Hard Rock Hotel & Casino Athens)#
- Contractor disclosure. GEK TERNA's project page describes the complex as 243,000 m². It is built around a 190–200 m Hard Rock Hotel & Casino tower.
- Facilities listed by GEK TERNA: a 15,000 m² gaming floor, 900 hotel rooms, 200 suites, an 8,500 m² convention centre and a 3,000-seat arena.
- Status: under construction, delivered by GEK TERNA under an EPC contract.
- Stated target: completion in 2029.
What to watch (signals, not predictions)#
- Receipts against arrivals. In July 2026, receipts grew while arrivals fell. Spending per visitor is a separate trend from visitor numbers, and the two can diverge. Monthly BoG releases make this visible.
- Cyprus source markets. Cyprus depends heavily on a few markets: the UK and Israel together accounted for 53.8% of August arrivals. Changes in those markets show up quickly in the data.
- Project milestones. Watch for construction progress statements, operator agreements and opening dates in listed companies' periodic reports. Lamda Development and GEK TERNA are both listed on the Athens stock exchange.
- Costs. Hotel construction and refurbishment budgets are exposed to the material-price increases described in our construction cost note.
Rule changes for short-term rentals and hotel-related taxes and fees are covered in the short-term rental rules note and the tax overview.
